Punta del Este is once again at the center of the regional real estate conversation. After several years of adjustment, the market has entered a new phase marked by projects with a strong architectural identity, branded residence models, and the arrival of international hotel brands. The competition is no longer based on square footage of the oceanfront; it's now about concept, design, and genuine exclusivity.
Those who closely follow the premium segment notice a clear shift. High-net-worth buyers—Argentinians, Brazilians, Europeans—are looking for more than just a second home. They seek projects with character, backing, and the ability to stand out. In this context, there are a handful of developments worth exploring.
THE ROCK Residences: signature architecture facing the sea
THE ROCK is positioned as one of the most striking offerings on the current market. Located in a prime area of the eastern coast, the project was conceived for a very specific profile: buyers seeking a comprehensive residential experience where privacy, design, and high-quality finishes create a perception of value superior to anything else currently being built in the region.
What makes THE ROCK unique isn't a single technical detail, but the sum of its parts. Location, architectural style, the building's human scale, views, amenities. Everything is designed for a buyer who already knows Punta del Este, values its stability and lifestyle, and now demands an international standard that until recently was unavailable locally.
SLS Punta del Este: the first branded residence with a global hotel brand
The arrival of SLS Hotels (Accor group) marks a milestone. It is the first time an international hotel brand of this caliber has established itself in Punta del Este with a combined luxury residences and hotel model. The total investment is around USD 160 million, and the complex, located on Playa Brava, includes 314 residential units and 80 hotel rooms.
The units range from 67 to 223 square meters, with one to three bedrooms, and sales prices start at USD 308.000 and reach up to USD 1,5 million. The appeal of the model is twofold: living or vacationing in a property with branded hotel services, or using it as an investment with professionally managed rental income. Construction is already underway and it is expected to be operational by the second half of 2026.
For Argentine developer Alejandro Ginevra (creator of Madero Harbour in Puerto Madero), the interpretation is clear: Punta del Este lacked branded hotels, and that void is exactly what SLS is here to fill.
Le Parc IV: the classic that keeps on working
Sometimes luxury doesn't need reinventing itself. The fourth tower of Le Parc, at Parada 10 on La Brava beach, is a prime example. With 24 floors, 96 apartments ranging from 213 to 475 square meters, and prices starting at USD 3.800 per square meter, the project had already sold 85% of its units by the beginning of the year, with delivery scheduled for 2025. This proves that a solid track record and a well-established location remain unbeatable selling points for a significant portion of the market.
Signature at the Sea, Sense Manantiales and other projects under construction
Further east, at Parada 29 on La Brava beach, stands Signature at the Sea, another project developed by CRIBA. It comprises 24 units distributed across two towers—residences, houses, and penthouses—with average apartments of 300 m² with terraces priced at USD 4.000/m² and price tags exceeding USD 1,5 million. The project is slated for completion in the summer of 2025.
In Manantiales, the Sense project is taking a different approach: 80 units with two to four bedrooms starting at USD 400.000, with a total estimated investment of USD 40 million. The first module has already been delivered, and the second is for sale, with delivery scheduled for the end of 2025.
And in Rincón del Indio, the three towers of the Cipriani project —designed by Rafael Viñoly and also in charge of CRIBA— consolidate the offer of branded hospitality and residences on Playa Brava.
The polo bet: Costantini and Cambiaso in the José Ignacio corridor
Beyond the buildings, there's a trend at play. Eduardo Costantini, the developer behind Nordelta, has acquired land in the José Ignacio corridor to advance a polo-related project in partnership with Adolfo Cambiaso. The transaction is significant not only for its value but also for what it represents: the ultra-high-net-worth segment is seriously eyeing eastern Uruguay as a long-term investment destination, not just as a summer resort.
Gorlero Avenue is moving again
Adding to this is another recent development. A $30 million project is underway on the iconic Gorlero Avenue, right in the heart of the peninsula, with construction slated to begin in the second half of 2026 and last for three years. This is an interesting sign: the most historic area of Punta del Este, which for years lagged behind the boom in La Barra and Manantiales, is once again attracting investment.
What does all this mean for a buyer today?
The market message is clear. Punta del Este is going through a phase where international brands, signature architecture, and boutique projects coexist. The difference between a successful and unsuccessful investment no longer depends solely on location: it depends on understanding which proposal fits the buyer's profile, the developer's backing, and what terms can be negotiated at each stage of construction.
