Nostrum Roosevelt

Nostrum Roosevelt is the first project of the Nostrum brand in Punta del Este, developed by Altius Group on the Islandia block, on Avenida Roosevelt Parada 19 corner of Avenida Francisco Acuña de Figueroa, Maldonado.

It has 20 floors above ground level, with two elevators, one-, two-, and three-bedroom units, and two commercial spaces facing the avenue. Garages and parking spaces are sold separately, on the ground floor and in the basement, with provisions for electric vehicle charging.

Prices do not include occupancy costs or real estate fees (3% + VAT, payable upon signing). Subject to availability.

Why it's considered an investment

The project is being developed under the regime of the Law 18.795 on Promoted Housingwhich for the buyer means three specific things:

• Exemption from ITP in the first sale.
• Exemption from IRPF / IRAE about rents.
• Exemption from Wealth tax for 10 years.

Added to that is the deadline: with estimated delivery in January 2030, the payment is extended throughout the work and enters the launch value.

Pre-installation for split-system air conditioning (heating and cooling) in the living room and bedrooms, and provision for a washing machine and water heater. Terraces with non-slip paving and glass railings with aluminum profiles.
