The project
MON BRAVA rises on almost two hectares of parkland with mature trees, at Parada 22 on Brava Beach. The location defines the project: the first line on the wildest coast of Punta del Este, with the sea in front and the existing grove as a backdrop.
It's finished. There's nothing to wait for.
The building is delivered in 2024 And it's inhabited. It's not a shell: the construction is complete, the amenities are working, and the keys are handed over upon signing the deed. Of the original units three remainAnd they are the last ones the developer sells.
For anyone wanting to be in Punta this summer, that makes all the difference. There's no delivery date to wait for and no construction risk to assume.
The three remaining units
They are the same department on three different floors: corner units of 254 m² covered, with four suites —or three plus staff quarters, since the fourth has double access— and a playroom. Living and dining room with access to an L-shaped terrace and a guest toilet. The master suite faces the sea, with a dressing room, double vanity and freestanding bathtub; the other two suites overlook the forest.
| Apartment | What's so special about it? | Total unit | Price |
|---|---|---|---|
| 2 º | FurnishedThe price includes the furniture | 359m² | $1.950.000 |
| 3 º | Terrace with its own barbecue | 359m² | $1.990.000 |
| 1 º | Exclusive garden with private pool and grill master | more than 600 m² | $2.332.000 |
All three prices are plus occupancy expenses. All units include two parking spaces, a storage room, and a bicycle rack. The developer offers own financing.
Which one is best?
The one on the second floor is the best of the three. It costs $40.000 less than the third one and comes fully furnished: furnishing 254 square meters of this caliber costs at least six figures, so the real advantage is much greater than $40.000. If the plan is to rent it out this summer, it's also the only one ready to receive guests tomorrow.
The first one is something else. The L-shaped terrace opens onto a private garden with a pool and barbecue area, and the playroom leads directly into it. The unit expands from 359 to over 600 square meters in total. It's a house with a garden and pool inside a building with amenities and security: that's why it costs $342.000 more than the same unit two floors above.
What you can't see in the photos
The building was constructed under the special regime of the COMAPwhich allows imports without taxes. In practice, this means that the finishes, equipment, faucets, hardware, and sanitary fixtures are the best available in the world, without the tariff surcharge that normally forces you to go down a price level.

Amenities
Semi-Olympic heated spa-style pool, saunas, massage rooms, and yoga and Pilates studios. Outdoor pools for adults and children, outdoor playground, business center, game rooms, and a large multipurpose hall with barbecue grills.
Tennis court and paddle tennis court on the premises, wooded park and gardens. Maid service, beach service, 24-hour reception and security.
The infrastructure is excellent: backup generator, on-site management, courtesy parking for visitors, centralized access control, car washes, and ample vehicle circulation areas.
Who built it
Develop WEYAR, with architecture of First Work and MPR construction management. In Uruguay it operates as SCHARGO SAS.
WEYAR has been around for over thirty-five years and has one particular feature worth knowing about: It builds exclusively with its own capital and, generally, on its own land.In Buenos Aires, they own the Brisas de Puerto Madero complex, the Figueroa Alcorta Towers, the Buenos Aires Towers, and the Devoto Tower; as well as the Madero Hotel. Outside of Argentina, they own the IBIS in Manaus and two boutique condominiums in Manhattan, one in Chelsea and the other in Harlem.
In a building under construction, that information would be the most important of all, because the real risk is that the developer will run out of money. Here, the construction is already finished—but explain why it's finished, and why they can finance the purchase themselves.
