La Morenita is a boutique private neighborhood designed for those seeking to build an authentic country retreat, with privacy, nature and real tranquility, without sacrificing proximity to the sea or one of Uruguay's most emblematic towns.
Located just 10 minutes from José Ignacio and the ocean coast, La Morenita is set in a privileged Uruguayan countryside environment: gentle undulations, open meadows, lagoons, hills and views that are preserved over time thanks to the regulations of the environment, which do not allow subdivisions smaller than 3 hectares in the surroundings.

A neighborhood that is different by design
La Morenita comprises only 32 lots, guaranteeing a truly exclusive, family-friendly, and peaceful environment. This small scale is one of its greatest assets: less internal traffic, greater security, more privacy, and a well-established community from the start.
Each lot has an area of approximately 4.000 m², but the real difference lies in the design of the master plan:
More than 50% of the project consists of common areas. Of a total of 30 hectares, approximately 17 hectares are designated for common spaces, allowing each plot to blend visually and functionally with the landscape.
In practice, you buy 4.000 m², but you enjoy more than 17 hectares of nature.

Each property will use an individual treatment plant system, chosen for its low environmental impact and efficiency.
This system allows wastewater to be treated and safely returned to the ecosystem, with low energy consumption, estimated at approximately $236 per month (reference UTE 1/2023).

The works will be completed in December 2025, allowing homeowners time to plan the construction of their houses.

30% upon signing the purchase agreement
The remaining 70% in 12 monthly installments
